VA requirements and lender requirements differ
VA does not set a minimum credit score, but lenders may impose one. Ask whether a requirement comes from VA, the lender, or the particular property or loan scenario.
Debt-to-income is one part of the review
VA underwriting considers debts alongside income stability, credit history and residual income. The 41% debt-to-income benchmark is not a universal automatic denial line.
Residual income matters
Residual income measures the money available after specified obligations and expenses. Requirements vary by family size, region and loan amount. An online payment estimate cannot determine whether you meet the standard.
Discuss income that needs a closer look
Tell your lender about self-employment, military allowances, retirement, disability income, job changes or rental income. Documentation and treatment vary. Do not assume a benefit can always be “grossed up” the same way for every calculation.
