Know who handles your mortgage account
Your mortgage servicer administers payments and account functions. Keep the contact details and payment instructions from your closing records and official servicing communications. Confirm the first due date, amount and payment destination. If you receive a servicing-transfer notice or unfamiliar payment request, verify it using a trusted contact before sending money. Do not rely solely on a phone number supplied in an unexpected message.
Review the payment breakdown
Identify the principal-and-interest amount and any escrow contribution for taxes or insurance. Confirm what is paid through escrow and what you must pay separately, such as certain HOA charges or other property expenses. A fixed interest rate does not mean the total housing payment can never change: taxes, insurance or an escrow adjustment may change the amount due. Ask the servicer to explain an adjustment you do not understand.
Follow through on California property-tax questions
A purchase, supplemental assessment or exemption decision can raise questions after closing. Keep assessor notices and tax bills even when you have an escrow account, and ask the servicer which bills it will pay. If you are pursuing a disabled-veteran exemption, use the official county directory and retain the assessor’s decision. Approval does not authorize you to reduce a scheduled mortgage payment yourself.
Keep records and act early on problems
Store your Closing Disclosure, note, insurance information and servicing notices securely. If an account entry appears wrong, contact your servicer and keep a record of the explanation and any written request. If making payments becomes difficult, contact the servicer promptly and review VA mortgage-payment assistance. Waiting for a missed payment is not required to begin asking for help.
Sasha remains a familiar contact
You can still call me when a mortgage statement, refinance offer or future purchase plan raises a question. My team and I can help explain the financing conversation and identify the appropriate next contact. Account changes, payment posting and escrow administration belong with your servicer; tax eligibility belongs with your assessor. Our support continues, with those roles clear.
