What changed

California signed legislation in September 2026 expanding property-tax relief for qualifying disabled veterans and certain surviving spouses beginning with the 2027 property-tax lien date. The official state and county announcements link the change to SB 296. This article is a starting point for checking the applicable rules, not an exemption calculation or an eligibility determination.

Start with the county where the home is located

Use the 58-county assessor directory to reach the official office. Ask for the current Disabled Veterans’ Property Tax Exemption application and the instructions for the year that applies to you. Explain whether this is a new purchase, a new disability determination, a surviving-spouse claim or an existing exemption. The timing and supporting records can differ.

Ask for the current rules in writing

Confirm which eligibility standard applies, which records establish it, the filing deadline, the effective date and any renewal requirements. Ask how the 2027 law changes the treatment of your situation. Some pages or forms may still describe an earlier year. Ask the assessor to identify the current source rather than treating an old table or a social-media estimate as your result.

Keep two benefits separate

A VA funding-fee exemption and a California property-tax exemption use different eligibility tests. Qualifying VA disability compensation may establish funding-fee exemption without a 100% rating. It does not automatically establish California property-tax eligibility. The disabled-veteran VA loan guide explains the distinction and where each determination belongs.

Plan the mortgage payment with confirmed information

Until the assessor approves an exemption and confirms its effect, discuss a budget that does not depend on assumed savings. If taxes are paid through mortgage escrow, share the assessor’s decision with your servicer and ask when the payment will be recalculated. Continue making the required payment unless the servicer confirms a change. Sasha can help you understand the financing questions, while the assessor determines the tax benefit.
